Financial Placement Services

CPLC recognizes that a key element for long-term enjoyment and financial success by a purchasing homebuyer in the purchase of a home rests in a properly structured and cost-effective mortgage loan.

CPLC seeks to ensure ample access to a variety of mortgage loan programs to help you make that home purchase through our strategic credit assessments, loan processing assistance and placement with our seasoned relationships with multiple national and regional lenders—lenders committed to utilizing timely and clearly defined resources for families to become homebuyers. Those programs include:

-Low fixed-rate loan programs, coupled with low down payment requirements

-Low closing cost charges

-Flexible qualifying requirements

-Acceptance of alternative credit references for loan approval

-Down payment assistance, for use in tandem with government down payment programs

CPLC also coordinates other home financing programs for down payment assistance to helphomebuyers plan and attain the dream of homeownership. They include:

-IDA (Individual Development Accounts) - CPLC offers participation in formal savings programs, which offer the benefit of matching as much as $3.00 for every $1.00 you, as a homebuyer, deposit into a designated savings account for use as down payment in the purchase of a home. These programs offer a tremendous opportunity to reduce your required mortgage amount and ultimately your monthly payments to help keep them affordable.

-ADDI Program (American Dream Development Initiative) - CPLC is a leading collaborator with the City of Phoenix in coordination for use of ADDI Program monies of as much as $10,000 per transaction to assist in your home purchase for income-qualified families. -MRB (Mortgage Revenue Bond Program) - This mortgage loan program offers the combination of cost-effective mortgage loans, coupled with down payment assistance of as much as 6% of the purchase price of the home, again for income-eligible families

-CPLC maintains access to additional down payment assistance programs for special needs and minority populations including assistance for Native American clients and individuals with ADA (American Disabilities Act) compliance needs.
